  • Current trail plans have been completed and based upon uses the developer will determine what trails to be public and what trails to be held by homeowners and/or non-profit.

  • It is anticipated that all trails will be open year-round with some being multi-use and some have specific use depending on final trail design. Hiking, running, biking, XC and snowshoe are activities we want to include in the various trail options. Homesites that have common boundaries with the trail open space will include an overlapping easement on the 30 foot setback that can be used for trail construction and use.

  • Trails along the Pilgrim River will be open to the public while trails internal may be private for property owners and guests.

  • We hope to see school bus service to the corner of Lahti Road and River Trails Road. The Houghton Middle School / High School is approximately 1.8 miles from the corner of River Trails Road and Lahti Road. The MTU trail system connects to the SDC and provides a hike / bike / XC connection to the Houghton Middle School / High School without crossing any roads.

  • Catch and Release will be encouraged while all anglers will adhere to State of Michigan fishing regulations.

  • On March 23, 2023, the Portage Township Planning Commission approved the 47 homesite plan. Subsequently, 13 home sites have been approved by Portage Township as Phase 1 of the site plan.

  • Upon closing, homeowners can apply for the necessary permits with Portage Township and Houghton County.

  • Yes- See Portage Township Zoning Regulations that allow a single family and attached or detached guest house under Rural Residential.

  • Yes- All homesites have regulations under Rural Residential with Portage Township Zoning Regulations. All homesites have 30-foot front yard and 30-foot back yard setbacks, 20-foot side yard setbacks, 35-foot height limits for residential for site control. The Homeowners have additional controls regarding site coverage, size of garage, siding materials, landscaping and other items all property owners shall review. There will be a 30-foot utility and drainage easement on the lot line adjacent to River Trails Road and Applewood Drive.

  • Multiple access points are being planned with our future trail system to connect directly with the MTU trails. Property owners and guests may access the MTU trails with either a day pass or annual trail passes available through the SDC.

  • To be determined. One area may be for community gardens and one area may be for an independent grower to have on site food production, Saturday’s Farmer Market and a greenhouse that allows greater access to fresh food year round.
